Loading factor = (Super Built-up − Carpet) ÷ Carpet × 100. Builders price per sq ft (or sq yd) of Super Built-up, so a lower loading % means more usable space for the same price.

Carpet Area

The actual usable floor space inside your walls. RERA requires this to be disclosed clearly — it's the number that matters day to day.

Built-up Area

Carpet Area plus your own wall thickness and balconies. Usually 10–20% more than carpet.

Super Built-up Area

Built-up Area plus your share of lobbies, lifts and corridors. This is what builders in Bopal, Shela and Gota price per sq ft.

What loading % is normal in Ahmedabad?

Most mid-rise projects run 35–40% loading. High-rise towers with large lobbies, clubhouses and multiple lifts often run 42–48%. Always ask the builder for the exact carpet area in writing — it's a RERA requirement.

Why does a lower loading % matter to me?

You pay per sq ft of Super Built-up Area, but you only live in the Carpet Area. Two flats priced identically per sq ft can hand you very different amounts of usable space depending on loading — lower loading means better value.

How many square feet in 1 Vigha in Gujarat?

In Ahmedabad, Surat and most of Gujarat's revenue records, 1 Vigha = 17,424 sq ft (1,936 sq yd). Some talukas measure it differently, so we always cross-check against the 7/12 extract before a deal closes.
